Direct Booking Terms and Conditions We want you to feel comfortable, settle in and enjoy the property as your home away from home. These Terms and Conditions help us provide a safe, comfortable and enjoyable experience for you, our neighbours and future guests. By making a direct booking, paying any part of the booking total or entering the property, the person making the booking confirms that they have read and accepted these Terms and Conditions on behalf of themselves and every person included in the booking.

1. Your Booking

The person making the booking must: be at least 18 years of age; provide accurate contact and booking information; have the authority to accept these terms on behalf of all guests; and ensure that every guest and approved visitor follows these terms and the property’s published rules. The booking applies only to the property, dates and guests shown in the booking confirmation. The maximum permitted occupancy must not be exceeded without our prior written approval.

2. Payment

The deposit, balance payment and payment due dates will be shown during the booking process or on your booking confirmation. A booking is not confirmed until the required deposit or full payment has been received and written confirmation has been issued. If a payment is not received by its due date, we may contact you to request payment. If payment remains outstanding, we may cancel the booking in accordance with the payment and cancellation conditions provided at the time of booking.

3. Guest Identification

The primary guest must provide a clear copy of valid government-issued photo identification within 48 hours of making the booking. For bookings made less than 48 hours before arrival, identification must be provided as soon as the booking is made and before check-in information will be released. Identification is collected only to verify the identity of the primary guest and assist with booking and property security. It will be handled securely and will not be used for unrelated purposes. If acceptable identification is not provided within the required timeframe, we may cancel the booking. Any refund will be determined according to the cancellation policy accepted when the booking was made and any rights available under Australian Consumer Law.

4. Cancellations and Booking Changes

The cancellation policy displayed during the booking process and included in the booking confirmation forms part of these Terms and Conditions. Requests to change dates, reduce the length of a stay or reduce the number of guests are subject to availability and our written approval. A reduction in booking value may be treated as a partial cancellation. We strongly recommend that guests obtain appropriate travel insurance covering illness, transport disruption, severe weather, emergencies and other unexpected changes. Nothing in these terms excludes or limits any rights or remedies that cannot lawfully be excluded under Australian Consumer Law.

5. Check-in and Check-out

Check-in and check-out times are stated in the booking confirmation. Early check-in and late check-out are available only with prior written approval and may incur an additional charge. Guests who enter early or remain after the agreed check-out time without approval may be charged reasonable additional costs, including cleaning, staffing or costs arising from disruption to the next booking. Keys, remotes and access devices must be returned or left as instructed. Guests may be charged the reasonable replacement or locksmith cost for lost or unreturned items.

6. Guests and Visitors

Only the guests included in the confirmed booking may stay overnight at the property. Visitors require prior approval. Please provide their names and anticipated visiting times before they arrive. Additional occupants or guests are charged at $25-29 per person depending on the property, per day, unless a different amount is stated in the booking confirmation. The property’s maximum occupancy must not be exceeded. Unapproved overnight guests, excessive visitor numbers or material misrepresentation of guest numbers may result in additional charges or termination of the stay.

7. Assistance Animals and Pets

Legally recognised assistance animals are permitted in accordance with applicable law. Please let us know before arrival where reasonably possible so we can help prepare for the stay. Outdoor dogs are welcome at designated pet-friendly properties. Dogs may use the undercover verandah and shared yard where those facilities are available. All other animals require our written approval before booking. Any applicable pet fee and property-specific conditions will be provided before approval. Guests are responsible for: supervising their animals at all times; cleaning up animal waste promptly; preventing excessive noise or disturbance; keeping animals off beds and furniture unless otherwise approved; and paying reasonable costs associated with animal-related damage or additional cleaning. Animals must not be left unattended where doing so may cause distress, noise, damage or risk to the animal or property.

8. Events and Gatherings

Events, parties, functions and gatherings are permitted only with our prior written approval. Before booking, please tell us about the nature of the event, expected attendance, timing and any external suppliers or equipment involved. Approval may be subject to additional conditions, fees, cleaning arrangements, noise restrictions, insurance requirements or a security bond. An unapproved event or party is considered a serious breach of these terms.

9. Noise and Neighbourhood Considerations

Please respect our neighbours and keep noise at a reasonable level, particularly during the evening and early morning. Excessive noise, disruptive behaviour, unlawful activity or repeated neighbour complaints may result in the stay being terminated. Where appropriate, we will first give guests a reasonable opportunity to resolve the issue.

10. Smoking and Vaping

Smoking and vaping are not permitted inside the property or near open doors or windows. Smoking may take place outdoors only where it is safe and permitted, with all external doors and windows closed. Cigarette butts must be fully extinguished and disposed of responsibly. Guests may be charged reasonable additional cleaning, deodorising or smoke-alarm attendance costs resulting from a breach of this condition.

11. Food and Drinks

Please keep food and drinks out of the bedrooms. Water is permitted. Dining areas are provided throughout the property for guests’ comfort and convenience.

12. Kitchen and BBQ

Kitchenware, appliances, the oven and BBQ should be left reasonably clean after use. Cleaning products are supplied under the kitchen sink and near the BBQ where applicable. Please wash used dishes and kitchenware before departure or place them in the dishwasher and start the cycle. Additional cleaning charges may apply where the oven, BBQ, kitchenware or kitchen is left excessively dirty or requires cleaning beyond the standard departure clean.

13. Laundry, towels and wet items

Please do not hang wet towels, clothing or other items over furniture, doors, railings or indoor surfaces. Please use the towel rails, drying racks and clothesline provided.

14. Bathrooms and Ventilation

Please use exhaust fans where provided and open bathroom windows after showering when weather and security conditions allow. This helps reduce condensation, moisture and mould.

15. Air conditioning and Energy use

Please turn off air-conditioning units, lights and unnecessary appliances whenever the property is unoccupied. Doors and windows should remain closed while air conditioning is operating. Responsible energy use helps us reduce environmental impact and keep accommodation rates reasonable.

16. Security

Guests must lock all doors and accessible windows whenever leaving the property. We are not responsible for loss or theft of guests’ belongings except where liability cannot lawfully be excluded. Guests should secure valuables and take appropriate precautions during their stay.

17. Repairs and Maintenance

Please tell us promptly if something is damaged, unsafe or not working correctly, including Wi-Fi, appliances, plumbing, air conditioning or electrical equipment. Prompt reporting gives us an opportunity to assist you and minimise further damage. Guests must not attempt repairs, engage contractors or make alterations without our prior approval, except where immediate action is reasonably necessary to prevent injury or serious property damage. We or an authorised contractor may need to enter the property to perform urgent repairs, respond to an emergency or address a reported maintenance issue. Where practicable, reasonable notice will be provided.

18. Pests and Wildlife

The property receives regular pest treatments. However, Queensland’s subtropical climate means that insects, geckos and other occasional visitors may still appear. Please notify us if you notice more than one live pest indoors, evidence of an infestation or anything requiring attention. The presence of an isolated insect or native animal does not necessarily indicate that the property has not been properly maintained. Please do not feed wildlife or leave food outside.

19. Rubbish

Before departure, please place household rubbish in the appropriate council bins provided at the property. General waste and recycling must be separated where labelled. Please do not leave loose rubbish, food waste or overflowing bags inside the property. Council bins are collected from the kerbside each Tuesday morning. If your stay includes Monday evening, please follow any instructions provided about placing the bins out for collection.

20. Furniture and Property Use

Furniture and facilities must be used only for their intended purpose. Standing, climbing or jumping on furniture is not permitted, particularly on outdoor furniture. Indoor furniture, linen and equipment must not be taken outside unless specifically intended for outdoor use. Children must be appropriately supervised, particularly around balconies, stairs, waterways, pools, BBQs and outdoor areas.

21. Fishing and Seafood Preparation

The region is ideal for boating and fishing; however, cleaning, scaling, gutting or filleting fish and other seafood is not permitted anywhere on the premises. Fish remains, bait and fishing waste must not be placed in household bins or stored at the property.

22. Damage, loss and additional cleaning

Guests must take reasonable care of the property and its contents. The primary guest is responsible for reasonable costs arising from: damage caused by a guest, visitor or approved animal; missing or removed property; excessive cleaning beyond a normal departure clean; lost keys, remotes or access devices; and call-out charges caused by a guest’s actions or failure to follow the supplied instructions. Normal wear and tear and pre-existing damage are excluded. Please report accidental damage as soon as possible. We understand that accidents happen and will always seek to resolve matters fairly. Where we request reimbursement, we will provide reasonable details of the damage, loss or additional work and the amount claimed.

23. Serious or repeated breaches

We may require guests and visitors to leave the property if there is a serious or repeated breach of these terms, including: violence, threats or unlawful activity; an unauthorised party or event; deliberate or substantial property damage; dangerous conduct; excessive or unapproved occupancy; repeated excessive noise; or refusal to address a serious breach after being notified. Any cancellation, refund, additional charge or compensation will be assessed reasonably, having regard to the circumstances, actual loss, the accepted cancellation policy and applicable law.

24. Circumstances outside our control

We are not responsible for events outside our reasonable control, such as severe weather, utility or internet outages, road closures, government restrictions or interruptions caused by third-party providers. We will take reasonable steps to assist and minimise disruption. Any refund, credit or alternative arrangement will depend on the circumstances, the booking conditions and rights available under Australian Consumer Law.

25. Property-specific information

The property description, inclusions, maximum occupancy, pet conditions, accessibility information, check-in instructions and property-specific rules displayed during the booking process or included in the booking confirmation form part of these terms. If there is an inconsistency, the specific information in the booking confirmation will apply to that booking unless doing so would conflict with applicable law.

26. Privacy

We collect personal information reasonably required to manage the booking, verify guest identity, communicate with guests, process payments, maintain security and meet our legal and administrative obligations. Personal information will be stored securely and used or disclosed only for legitimate booking, operational, safety or legal purposes. Please refer to our Privacy Policy for further information about how personal information is handled.

27. Governing Law

These Terms and Conditions are governed by the laws of Queensland, Australia. The parties submit to the jurisdiction of the courts and tribunals of Queensland, subject to any rights that apply under Australian Consumer Law.
